Updated September 2026 for the enacted negative gearing and capital gains tax changes under the Treasury Laws Amendment (Tax Reform No. 1) Act 2026, which passed Parliament on 25 June 2026. Negative gearing is limited to new builds from 1 July 2027, and the 50% capital gains tax discount is replaced by indexation plus a 30% minimum tax. Every worked example in this guide shows both the current regime and the new regime side by side.
